Live Local Act Filings for Hallandale Beach and Neighboring Cities
We help owners of multifamily rental property get the Live Local Act tax exemption filed correctly, from FHFC certification to the county DR-504AFH. Our work happens at our office or by phone and video, so the property can be anywhere in the area we serve.
Where Our Clients' Properties Sit
Most of our clients own buildings in Hallandale Beach or a short drive from it. On the Broward side that means Hollywood, Dania Beach, West Park and Pembroke Park. Just south across the county line, we work with owners in Aventura, Sunny Isles Beach, North Miami, North Miami Beach, Ives Estates and Ojus.
Because nothing about the job requires us at the property, distance changes very little. You send rent rolls, unit counts and resident income records, and we build the filing from them. We treat each file the way we would want a neighbor to handle ours: checked line by line, with a clear note on anything that looks off before it goes to the county.

What Changes From One City to the Next
Two counties, two property appraisers
Hallandale Beach, Hollywood, Dania Beach, West Park and Pembroke Park file with the Broward County Property Appraiser. Aventura, Sunny Isles Beach, North Miami, North Miami Beach, Ives Estates and Ojus file in Miami-Dade. Each office reviews the DR-504AFH on its own terms and may ask for different supporting documents, so we prepare the package for the office that will actually read it.
Income limits are set by county
The exemption tiers depend on what residents earn compared with area median income, and Broward and Miami-Dade publish separate limits. A unit that qualifies at one rent and income level in Hollywood may land in a different tier in North Miami. We test every unit against the correct county figures before we count it toward the exemption.
The calendar is the same everywhere
The exemption is claimed one tax year at a time. The county application is due March 1, and the FHFC certification has to be in hand before that filing is complete. Missing the date usually means waiting a full year, which is why we start gathering records well ahead of it.
Recertification follows the building
Qualifying once does not carry forward on its own. Each year the units, rents and resident incomes have to support the claim again. Our annual recertification and ongoing compliance support keep that record current, so next year's filing starts from clean data.

Find Out If Your Building Qualifies
Tell us the city, the unit count and roughly what your residents pay. We will tell you which county handles your filing and whether the numbers point to an exemption worth claiming.
