About Our Live Local Act Practice in Hallandale Beach
We prepare Live Local Act property tax exemption filings for owners of rental buildings, then help them hold onto those savings year after year. The work happens at our office or over phone and video. Each form is explained in plain terms, and if a property will not qualify, you hear it early.
How each filing gets done
The Live Local Act exemption benefits owners who reserve units for residents earning no more than 120 percent of area median income. Two agencies handle the paperwork, each on its own schedule. First, the Florida Housing Finance Corporation certifies the units. After that, the DR-504AFH is filed with the county property appraiser. One missing attachment, or a rent that disagrees with the certification, can wipe out a whole year of savings.
So the first thing we look at is your rent roll and unit mix, not a sales pitch. Every unit's rent is compared to the published limits. We sort out which residents are at or below 80 percent of median income and which are between 80 and 120 percent, since those groups qualify for different exemption levels. You review the numbers before any filing goes out, and if the property is not a good fit, you hear it on the first call.
To date we have prepared filings for about 100 Florida properties, and we treat each one as we would want a neighbor's treated. You deal with a single contact, and your deadlines sit on a calendar. Copies of every finished form and attachment go into your records, so next year's filing does not start from zero.
What you can expect from us
Eligibility before paperwork
Our eligibility check looks at unit count, rents and resident income levels first. You learn whether the exemption is realistic before you spend time gathering documents.
Numbers you can trace
Our savings estimate shows which units qualify, at what exemption level, and how we got there. Every figure ties back to your rent roll or a published income limit, so your accountant can follow it line by line.
Deadlines tracked for you
FHFC certification, the DR-504AFH and annual recertification each run on their own dates. We keep them on a calendar and call you well ahead with a short list of what we need.
Income files that hold up
Resident income verification is where exemptions most often get questioned. We organize tenant income certifications and supporting documents so they match what was reported to the county.
Areas we cover
Our office sits in Hallandale Beach, and our clients own rental buildings throughout south Broward and north Miami-Dade, from Hollywood, Dania Beach, Pembroke Park and West Park down to Aventura, Sunny Isles Beach, North Miami Beach, North Miami, Ojus and Ives Estates. Meetings take place at our office or by phone and video, so no site visit is needed. Broward and Miami-Dade each have their own property appraiser, and every filing is prepared to the requirements of the office that will review it.
