What Happens When You Call
The person who answers handles these filings every week. We ask about the property's unit count, how many units are reserved for residents at or below 120 percent of area median income, and the rents on those units. With that, we can usually say on the first call whether the property appears eligible and what is still missing, such as FHFC certification or the DR-504AFH filing with the county property appraiser.
When the numbers look good, we follow with a savings estimate built on your assessed value and the share of qualifying units. Having prepared filings for about 100 Florida properties, we can walk you through the deadlines and what the appraiser's office usually requests. We work from our office and meet clients by phone or video, from Aventura to Hollywood.
What to Have Ready Before You Call
- The parcel or folio number, found near the top of your most recent tax bill.
- A list of every unit with its bedroom count and monthly rent, marking the ones held for income-qualified residents.
- Whatever resident income certifications you already collect, complete or not.
- Last year's TRIM notice, since the assessed value on it drives the savings estimate.

Start With an Eligibility Check
Keep your rent roll handy and we will walk through it with you. If the property does not qualify, we will tell you why and what would need to change.
